You will be responsible to establish business relationships across ABB Division’s to understand future business driven demand requirements and provide opportunistic real estate strategies to Division leadership. Develop and implement the Real Estate strategy and plan to ensure the business has the right premises at the right time and in the right place and at an optimized cost base to achieve economy of operations and maximize utilization of facilities. Ensure that an appropriate work environment is provided for all people and production units.

Your responsibilities

• Strategic planning: Develops strategic real estate plans to enhance the Division’s facilities across the United States for both current and prescribed future needs including capital investments, lease renewals, relocations and property dispositions/acquisitions. The outcome is a business case including real estate plan with required investments and space requirements to meet the strategy of the Division Engage external industry expertise to provide market intelligence and incorporate into business case. Maximizes efficiencies through consolidation and sub letting initiatives
• Relationship Management: Serve as the single point of contact for Real Estate related topics to applicable ABB Divisions and regularly interface with site based and management teams. Provide subject matter expertise, options and analysis to support the goals and targets of the Division including detailed financial analysis and timelines
• Manage major landlord relationships in coordination with ABB’s Lease Manager
• Transaction Oversight: Oversee the end to end site selection process for new locations including documenting Division requirements, working with 3rd party broker representation, RFPs (Request for proposal s) and negotiation of terms in coordination with ABB’s legal and Division teams
• Financial management: Works with the US Real Estate Finance Manager to oversee the financial performance of real estate for the Division’s to meet or exceed committed performance levels. Manages assets in a cost efficient and economical way to improve profitability, productivity and flexibility. Ensures project/investment budgets are adhered to and provides monthly cash flow forecasting to Finance Manager
• In conjunction with the US Real Estate operations team, maintains client relationships through all real estate investments in owned or leased facilities and ensures such investments are submitted for formal approval and in line with the ABB Governance requirements
• Data management: Establishes and regularly updates a detailed corporate real estate inventory of all ABB owned, leased/rented sites, plots of land, offices, manufacturing facilities, warehouses, storage, parking and cafeteria
• Safety: Zero harm, works in conjunction with Country and Division HSE (Health, Safety & Environment) teams to ensure all activities led by Real Estate are undertaken with all necessary safety control measures to mitigate and eliminate hazards/risks
• People leadership and development: Ensures that the area of responsibility is properly organized, staffed, skilled and directed. Guides, motivates and develops direct and indirect subordinates within HR policies
  

Your background

• Minimum of 4 year degree from University in related field and 8 years of relevant experience
• Candidates must already have a work authorization that would permit them to work for ABB in the US
